Wise Property Management offers a total property management solution for all property investors and homeowners. We also run a tenant data base for all tenants who are looking for quality homes.
What services can you expect: for Owners
1. Rental assessment.
Wise Property Management will inspect your property and give advice on its potential market rental. We are also happy to Project Manage work required to get the property to a standard that will aid in achieving the rental potential you so deserve. The asking rent is always set in agreement with the owner.
2. Advertising your property.
We take care of the advertising of your property for rent and show all potential tenants through the property. Advertising is done in the local papers, on our web site, on various rental web sites and where appropriate, with corporate relocation specialists.
3. Showing properties to potential tenants.
Wise Property Management Ltd will personally show tenants through the property by either appointment or at set open viewing times.
4. Tenant screening.
We screen all tenants before renting to them. Potential tenants are required to complete an application form and provide photo identification and any/ all references they can supply. We then conduct reference checks and credit checks. If this is completed to our satisfaction we then offer the property to the tenant by way of a written option for tenancy. This needs to be signed by all the tenants and the first weeks rent paid as a deposit before the property is withdrawn from the "available for rent" list.
5. Tenancy agreement & pre-tenancy inspection.
These are carried out as per the Residential Tenancies Act 1986. All tenancy agreements and pre tenancy inspections are completed at the property and signed by both parties.
6. Bond collection and lodgement.
We collect 4 weeks bond on each property and this is lodged with Ministry of Housing Bond Centre as required under the law. Bonds are not released back to the tenant, until a final inspection has been carried out and we are satisfied the property has been left in a clean and tidy condition with no damage, all rent money has been paid and keys to the property returned.
7. Rent collection and monitoring.
All rents are paid to Wise Property Management Ltd by automatic payment. Rents are checked on a daily basis. Should a rent payment not be made on the due date a formal 10-day notice to remedy is issued and the tenant is telephoned. This forms the beginning of the Tenancy Tribunal process.
8. Regular property inspections.
The property is inspected, with the tenant in attendance, prior to the tenancy starting. Regular inspections are completed during the tenancy at 3-month intervals (should an inspection identify any issues requiring the tenant to put right, a letter is issued to the tenant and a follow up inspection is completed. The property is inspected, the day after the tenant vacates the property and prior to any Bond release.
9. Disputes & mediation.
Wise Property Management Ltd will prepare all applications for dispute resolution under The Residential Tenancies Act 1986. We attend mediation and if the issue is still not resolved to a satisfactory level we attend Tenancy Tribunal Court hearings.
10. Maintenance.
Wise Property Management Ltd is happy to organise maintenance on your behalf including cleaning, lawn mowing, plumbing and electrical services and any other normal, general maintenance required to keep a property at an acceptable level.
11. Landlord Payments.
Wise Property Management Ltd makes landlord payments on the 15th of every month and then again in the first few days of the month. Should a payment day fall on the weekend or a public holiday then we will payout on the next working day.
12. Financial Statements.
We provide monthly financial statements, detailing rents collected and payments made on your behalf. These are electronically sent to the owner of the property or posted if required.
